You have decided to sell. There are many reasons to move, whether it is to downsize, or upgrade to a bigger home for a growing family. Maybe your neighborhood has gotten crowded, and you want more land, quiet and privacy.
The first thing we need to do is determine a sales price for your home. As a seller, you obviously want the most money that you can get when you sell your home. I use a three prong method of determining the current market value of your home. I will look up your address and obtain your tax record, then create a filtered search to compare your home with other similar homes in the area that have sold in the last six months to a year. I will look at homes that are currently for sale to see what the competition is doing, and finally I will come to your home to discuss and assess what condition your home is in. You may want to do some inexpensive renovations, fresh coat of neutral paint, or even some minor landscaping and maintenance to enhance the curb appeal of your home and attract more qualified buyers.
Once we establish a sales price, we will take beautiful photos of your home and put it on the MLS (Multiple Listing Service) All licensed Realtors who participate in the MLS will have access to the photos, listing details, directions and showing instructions. Realtor.com, Zillow, Trulia, and all of the other online search engines will pick it up and broadcast it as well. I will advertise and market your home on social media and in the Sunday paper. I will do open houses if you are comfortable with that. Hopefully, all of these strategies will lead to an offer.
Once we receive that offer, I will put on my negotiating hat. We will be in close communication during this sensitive time to work with the buyers agent in order to come to a mutually satisfactory agreement on a sales price, contract terms, and a closing date. Once we have bound the contract, you will be in escrow. I will keep close tabs on the buyers timeline to ensure that they provide all of the necessary financial documents and do the agreed upon inspections and appraisal.
